PROPERTY TAXES

Real Estate property tax statements are mailed each year in March.  You can access your real estate property tax statements online using our property mapping tool. Do a search for the property by owner name, location address or parcel number.  Once you find the property you are looking for, scroll down to find PDFs of the tax statements by year. 

First Half May 15 and Second Half October 15  
Homestead & Cabins 
Agricultural Homesteads 
Non-Homesteads 
Personal Property 
Personal Property located on leased government-owned land

First Half August 31 and Second Half November 15 
Manufactured Homes – the title to your manufactured home cannot be transferred unless all current and delinquent personal property taxes are paid. If the total mobile home tax is $100 or less on a parcel, the whole amount needs to be paid by August 31. 

If the due date falls on a weekend (Saturday or Sunday), the due date will be Monday. 

Payment must be in U.S. dollars by credit card, debit cardmoney order, check or draft from a U.S. bank or U.S. branch (see convenience fees below).   The draft or check must have the bank’s coded transit number along the bottom edge. Payments not meeting these requirements cannot be accepted.  Checks should be made payable to Lake of the Woods County.  

A penalty is applied for late payments, the penalty rates are listed on the back of your tax statement. 

Pay in Person 
You may pay your Lake of the Woods County property taxes in person at the Lake of the Woods Auditor/Treasurer’s Office, Monday through Friday from 7:30 a.m. to 4:00 p.m. 

Pay by Mail 
Your payment must be postmarked on or before the due date to be considered paid on time. 

Pay by Phone 
Contact us by phone to make a payment with a credit card, debit card or e-check (see convenience fees listed below).  Call the Auditor/Treasurer’s Office Monday through Friday 7:30 a.m. to 4:00 p.m. at 218-634-2361. 

Direct Payment 
Lake of the Woods County offers a direct payment plan for real estate taxes. You can have your property tax payment made automatically from your checking account or savings account. Contact us at 218-634-2361 to get signed up.   You authorize payments to be made from your checking or savings account according to the following schedule: 
May 15th –  half of the annual tax payment October 15th – half of the annual tax payment 

Pay Online  
You can pay your tax bill online by credit card, debit card and e-check (see convenience fees below).   

  1. Using our property mapping tool, do a search for the property by owner name, location address, or parcel number 
    2. After you find the property, look for the blue button “Pay taxes online” at the top of the page 
    3. You will be asked if you are wanting to make a full or partial payment, click the blue button “Pay online” when your payment amounts are accurate 
    4. At the next screen you can review the payment amount and enter payment information 
    5. Review and submit payment 
    6. Be sure to keep a copy of your payment confirmation 

Escrow 
Your mortgage company or lending institution may be escrowing your taxes for you.  This means that every payment you make to them is paying a portion of your property taxes. That money is kept by the mortgage company or lending institution in a special escrow account and they are responsible for paying your property taxes by the due dates.  Contact your mortgage company with questions on this. 

Convenience Fees 
Convenience fees are not retained by Lake of the Woods County and are charged as follows: 

  • Credit Cards: fee is 2.5% of total amount (minimum fee $1.50)  
  • Debit Card: $3.95 fee 
  • E-Checks of $.00 – $9,999.99 = $1.50 fee 
  • E-Checks of +$10,000.00 = $10.00 fee 

Tax statements for personal property mobile homes are sent out in July of each year. The first half is due by August 31.  The second half is due by November 15.  If the total mobile home tax is $100 or less on a parcel, the whole amount needs to be paid by August 31. 

Lake of the Woods County provides access to an interactive map for parcels of property in the county.  This map can be used to retrieve tax information attached to the parcels.
